The Single Point Of Contact Relationship Manager is the central point of contact for borrowers who have applied for an alternative to foreclosure program or who are in the foreclosure process. Reviews and validates the decisions made by the Loss Mitigation Underwriting team and negotiate agreeable terms with the borrower. Responsible for communication with the borrower. Responsible for monitoring retention plans and coordinating efforts of Collections, Foreclosure, and the Consumer Collections. Responsible for assisting the borrower in making the transition from home ownership in the event they do not qualify for any retention options. Educates the borrower on the foreclosure process and what options and programs would be available that could ease that transition.

PRINCIPLE DUTIES AND RESPONSIBILITIES:
  1. Provide a consistent point of contact for the borrower to ensure they are not subjected to unnecessary transfers or challenges in efforts to get information regarding home retention options, liquidation options, or the foreclosure process when no options exist. Will schedule follow up calls to provide information that requires research and coordinates efforts of various departments to ensure the borrower has a central point of contact.
  2. Manage a caseload of loans that have been approved and denied and ensures borrowers receive information within Investor and Regulatory timeframes. Will utilize Investor and Regulatory guidelines and Bank policies to ensure assigned accounts are worked in appropriate order based on risk, account status or compliance exposure. Manages performance of payment plans while on trial and ensures borrower is kept informed of any changes or milestones during the process. Utilizes effective communication skills to ensure borrowers understand the consequences of failing Loss Mitigation programs.
  3. Communicate/negotiate terms of approved plans to the borrower, ensuring the borrower understands all terms and conditions of the modification, timeframes of payment trials, and credit bureau implications. Communicates adverse action decisions to borrowers who do not qualify for Loss Mitigation options and with borrowers who fail to perform according to the terms of the Loss Mitigation plan. Educates borrower about credit bureau impacts, non program options to cure the delinquency, and, when necessary, about foreclosure processes and timeframes.
  4. Monitors the performance of loans which have completed a home retention program for up to six months post plan completion. Will make contact or ensure contact is made when it appears that a borrower is struggling.
  5. Interacts with Investors to obtain guidance. Supports Foreclosure in attorney conducted sessions to negotiate solutions or confirm the borrower is not eligible for any retention or liquidation options.


KNOWLEDGE, SKILLS and ABILITIES:
  • Advanced knowledge of FHA, VA, Conventional, FHLMC, FNMA guidelines regarding the servicing of delinquent loans
  • Thorough knowledge and understanding of mortgage insurance companies collection criteria and servicing guidelines
  • Advanced knowledge of the foreclosure process and the options available to borrowers from each investor and loan type
  • Strong knowledge of mortgage lending and government loan underwriting
  • Excellent analytical and negotiation skills
  • Good PC and software application skills
  • Excellent interpersonal skills, including verbal and written communication skills
  • Excellent organization skills and detail oriented. Ability to organize and prioritize workflow and conduct thorough and timely follow up
This level of knowledge is normally acquired through completion of Bachelor’s degree and 4-5 years related mortgage collection/foreclosure experience or equivalent work related experience of 7-9 years.
